SOME FREE LEGAL TIPS TO CONSIDER WHEN BUYING LANDED PROPERTIES IN NIGERIA

SOME FREE LEGAL TIPS TO CONSIDER WHEN BUYING LANDED PROPERTIES IN NIGERIA

1. When buying family properties, especially royal or traditional families, ensure that you are dealing with the Head of the family and at least two principal members of the family, who are adults. Anything short of this, the sale is NULL. Head of the family alone cannot sell family property and principal members of the family alone cannot sell family property. It’s even worse if you are dealing just one person claiming to be the representative of the family.

2. When buying land from a company, ensure that you get the Status Report of the company before paying. Be certain that the property is not only registered in the name of the company but also the directors are the ones signing the documents with you. Insist on getting the means of identification of the seller. If they tell you they are selling on behalf of the family, refer to number 1 above by requesting for the Deed of Power of Attorney.

3. The fact that a property has a C of O is not a conclusive proof of title. You have to be certain that the C of O was not falsified or obtained by fraud or obtained over an encumbered property. Similarly, when a property is covered by a Deed of Assignment, ensure that it is a duly registered and stamped Deed and it is verified to be unencumbered. An unregistered Deed of Assignment cannot transfer a valid legal title. Ir is not different from a Contract of a sale of Land.

4. When buying property from a Church or Mosque, ensure that it is registered in the registered name of the Church or the Mosque. Also, make sure that you are dealing with the registered Trustees because not all Imams and Pastors are Trustees of the Church and Mosques. In most cases, they are just employees and get paid monthly salaries. So they cannot sell any property to you.

5. When buying property from a couple. If possible, request for their marriage certificate and do not deal with either the husband or wife. Make sure you deal with both of them. Don’t fall for, I have my husband or wife permission to sell. Also, make sure they both sign your documents in the presence of a witness. Otherwise, the sale can easily be set aside, especially when they are going through a divorce.

6. When buying a property that’s a subject of a will. Don’t fall for “my dad or mum” willed it to me without sighting the will. Also, sighting the will is not enough, you must make sure that the will is not subject to any litigation and the Executors of the Will have issued an Assent to the beneficiary selling the property to you. Without the document called “Assent”, no beneficiary can sell any property he or she inherited to you. Also, make sure you ask for a copy of the “Probate” issued to the Executors; because that’s the only document that gives the Executors the power to issue Assent. If it’s not a will, then ensure you have a copy of the Letters of Administration. Without this, you have not acquired a property.

7. When buying a property from a Developer, the title documents are not enough. Ask for development or building permits. Ask for evidence of payment of ground rents and land use charges on the property.

Jubril Dotun Sanusi’s Philanthropic Gestures and a Call to Service of Oyo || by Asoju Odo Alawode Rahmon Akintunde

The name Jubril Dotun Sanusi rings a bell in Ibadan and across Oyo State. Known for his thriving business ventures and his unmatched philanthropic efforts, Chief Sanusi, the Jagunmolu Olubadan of Ibadanland, has earned widespread admiration and respect. As a social activist and indigenous youth leader, I, Alawode Rahmon Akintunde (Asoju-Odo), Chairman of the Yoruba Council of Youth Worldwide (YCYW) Oyo State, feel compelled to share my thoughts on his remarkable contributions.

Chief Jubril Dotun Sanusi's impact is visible in various sectors, ranging from education to infrastructure. His businesses, including oil & gas drilling and consulting firms, the International College of Arts, Science and Technology (ICAST) School, and the renowned Ilaji Hotels and Sports Resort, have all become prominent brands under his leadership. However, his philanthropic gestures are what truly set him apart.

Consider his restoration of electricity to Akanran town in Ona Ara Local Government after over 15 years of darkness. His provision of 15 '500 KVAs transformers has significantly improved the quality of life for the residents. Similarly, his asphaltic renovation of the 17 km Olorunsogo-Akanran Road stands as a testament to his commitment to community development.

Chief Sanusi's statewide empowerment training programs, sponsored in conjunction with the YCYW Oyo State Council, have provided invaluable skills and opportunities to the youth. Furthermore, his role in restoring peace in Ibadanland through the first-of-its-kind security summit, organized by Ona Ara Emergency Alert, underscores his dedication to safety and stability.

Additional philanthropic achievements include the provision of two transformers, 500 and 300 KVAs, serving 15 communities in Ona Ara Local Government, commissioned by Governor Seyi Makinde post-2023 elections. These initiatives demonstrate his relentless pursuit of progress and well-being for his people.

As we approach another election cycle, with the 2027 gubernatorial election on the horizon, the political landscape is already abuzz with activity. The election to succeed Governor Seyi Makinde is highly anticipated, with Oyo State poised to solidify its status as a significant economic hub in the Southwest.

In this context, Chief Jubril Dotun Sanusi emerges as a beacon of hope and leadership. His developmental initiatives, in alignment with the efforts of Governor Makinde, have been groundbreaking. Notably, his introduction of the first electric bus in Oyo State, along with plans to establish a manufacturing facility for electric tricycles in Ibadan, showcases his forward-thinking approach to addressing current challenges, including rising fuel prices.

Affectionately known as "ILAJI" by admirers, Chief Sanusi's humanitarian ventures and innovative solutions have earned him a reputation as a visionary leader. As we look towards the future, his potential candidacy for the Oyo State gubernatorial seat in 2027 offers a promising prospect for sustained development and progress.

Chief Jubril Dotun Sanusi stands out as a transformative figure capable of ushering in a new era of prosperity and growth for Oyo State. His unwavering commitment to the betterment of his community positions him as the ideal candidate to lead Oyo State towards a brighter future.
